Who We Are
Niroco LLC is a Florida-based real estate investment and consulting firm led by licensed professionals. With over 2,000 home and land transactions completed, we bring a data-driven, client-first approach to every situation. Our mission is simple: deliver smooth, respectful, and efficient solutions for homeowners in transition.
-
What’s the total fee?You pay our firm $995 to list and market the property to buyers, builders, and investors to maximize exposure. If a buyer’s agent brings a buyer, you still need to pay a commission to the buyer’s agent. That could be a flat fee as well. We suggest a $500 flat fee or the more typical 2.5% commission.
-
Can I cancel?Yes, you can cancel at any time before going under contract. Our office needs a written cancellation request.
-
How long is the agreement? Our agreement is typically for six months. However, you can cancel anytime before we put your lot under contract.
-
How long does it take to close?Standard land transactions take from 3 weeks to 4 months, depending on the buyer. Some more prominent builders need more time due to the volume. Most closings happen within 45 days or less.
-
Who handles the offer and calls? Our office will handle all correspondence and offers. With over 15 years of experience in the market, we can help you find and decide on the best offer based on your needs.
-
Who handles closing? We have a preferred title with which we have closed over 2,000 transactions. They will handle everything, including the title and closing. You can have a mobile closer come to you, or you can close right from the comfort of your home online or mobile.
-
How do I get paid?At closing, the title company will either wire the check to your account overnight or send it to you by wire, depending on your choice.
